How to STAY AHEAD of the Curve on Lead

How to STAY AHEAD of the Curve on Lead

We know that lead hazard assessment and abatement requirements are a critical environmental management issue for our clients in the building management and construction industry.

  • In 2017, the National Center for Healthy Housing estimated that housing related health hazards cost the U.S. a whopping $50 billion every year.
  • The U.S. Centers for Disease Control has estimated that 24 million U.S. homes contain deteriorated lead-based paint and elevated levels of lead-contaminated house dust.
  • The American Academy of Pediatrics says that with every $1 invested to reduce lead hazards in U.S. housing, $17 to $221 can be saved.

In December, the U.S. EPA released a Federal Action Plan to Reduce Childhood Lead Exposures & Associated Health Impacts. The report is an affirmation of the need for collaboration among government entities, private property owners, and parents to reduce kids’ exposure to lead paint in housing and adjacent soil. It re-emphasizes the costly health impacts of lead, and re-states the U.S. commitment to continuing to reduce the incidence of lead exposure for all kids.

Are you up to date on U.S. & State regulations with respect to lead? Do you understand your responsibilities? KEM can help determine if lead testing and/or abatement may be necessary. We help our clients prioritize the areas that need to be addressed, and design an assessment & abatement plan (including cost estimate) to meet each property’s specific circumstances.

The KEM “Best Solution” APPROACH

Our clients rely on us to help them stay in compliance on lead. KEM projects comply with HUD guidelines for lead testing & abatement management. We employ:

  • state of the art technology for lead testing
  • independent lab evaluation of dust & chips
  • detailed analysis& comprehensive risk assessment
  • thorough review of existing management systems

All of this informs a set of site-specific guidelines along with a detailed & prioritized set of recommendations for lead abatement activities, including cost estimates. Our team can also oversee the implementation of the plan, from the bidding & contractor selection to monitoring, testing & documentation of the abatement process. We certify each completed project “lead safe,” which gives our clients (and their tenants) compliance certainty.
